What It Really Costs to Sell a House in the Bay Area

The listing price is not what you take home. Before you compare offers, add up everything a Bay Area sale can cost.

1. Agent commissions

Commissions are negotiable, and since the 2024 NAR settlement the buyer’s agent fee is negotiated separately. In practice, total commissions nationally still averaged around 5.4% in 2025, and many sellers still contribute to the buyer’s agent fee. On a $1,500,000 home, 5% is $75,000.

2. Transfer taxes

California counties charge a documentary transfer tax of $1.10 per $1,000 of value. Several Bay Area cities, including Oakland, San Francisco, and Berkeley, add their own city transfer tax, which can be far higher. Check your city’s current rate, since these change.

3. Escrow, title, and other closing costs

Escrow fees, the owner’s title insurance policy (often paid by the seller in Northern California), recording fees, and HOA transfer fees can add up to roughly 1%, depending on price and location.

4. Repairs and prep

Pre-listing work in the Bay Area is expensive: paint, flooring, landscaping, termite (Section 1) repairs, plus anything the buyer’s inspection turns up. Staging a larger home can run several thousand dollars a month.

5. Carrying costs

Every month on the market means another mortgage payment, property taxes, insurance, utilities, and HOA dues. If the home is vacant, add security and vacant-home insurance.

Build a simple net sheet

For each option, listing or cash offer, start with the price and subtract:

  • Commissions
  • Transfer taxes and closing costs
  • Repairs, cleaning, and staging
  • Carrying costs for the expected time to close
  • Any credits you expect to give after inspection

Then compare the two net numbers, the timeline, and the risk of the deal falling through. A higher list price can still net less once months of costs and repair credits are subtracted, or it may net more. Run the numbers for your house.

How Bay Cash Homes fits in

Bay Cash Homes LLC buys Bay Area houses with our own funds, renovates them, and resells them. When we make an offer, we intend to be the buyer who closes. We don’t tie up your house and shop the contract to someone else. We buy as-is, so you don’t have to fix, clean out, or stage anything first.

Figures are general estimates, not quotes. Your actual costs depend on your property, city, and agreements. Ask your escrow officer for a seller’s estimated closing statement.
