BAY CASH HOMES · SELLER RESOURCES
Reviewed October 23, 2026.
Start with authority and property care
Before marketing an inherited home, establish who has authority to act for the estate or trust. Ask the estate attorney or personal representative which approvals are needed. Secure the property, arrange essential maintenance, and ask the insurer about coverage if it is vacant.
Collect the records
Locate ownership documents, loan statements, tax bills, insurance information, and any estate or trust paperwork. Keep a record of expenses. If several people have an interest, agree on how decisions and updates will be communicated.
Get individual tax advice
Inherited-property basis is generally related to fair market value at death, but exceptions apply. A sale is not automatically tax-free. Ask a qualified tax professional about basis, valuation, possible gains, and filing requirements. California property-tax treatment is a separate question for your adviser and county assessor.
Compare keeping, renting, and selling
Keeping the home involves ongoing expenses. Renting adds management and landlord responsibilities. Listing can expose the property to more buyers. A direct cash offer may reduce preparation work, but the offer and estate requirements still need careful review.
Plan a sale around the estate
Bay Cash Homes can discuss a potential purchase in the property’s current condition. We cannot replace the estate’s attorney or promise that probate requirements will disappear. Any agreement and closing schedule must fit the authority, approvals, and title work required.
