Compare your selling options
Start with what matters to you: price, time, repairs, or the work involved in a sale. An agent-led listing, a sale by owner, and a direct cash offer each have tradeoffs. A cash offer may be lower than an open-market sale price. Compare expected proceeds after costs, rather than only the offer amounts.
Share the property details
Give the buyer the address, condition, occupancy, and preferred timeline. Mention known repairs and any ownership or title questions early. At Bay Cash Homes, requesting an offer does not obligate you to sell.
Review the written offer
Ask how the price was determined and who will actually purchase the property. Review inspection rights, contingencies, deposits, assignment terms, and any circumstances that allow the price to change. Request evidence of funds and take time to ask questions.
Agree on the timing and costs
The contract should specify the closing date, possession date, and allocation of costs. A cash purchase still needs title review and escrow coordination. No particular closing time is guaranteed before those requirements are understood.
Check your proceeds before closing
The purchase price is not the same as your take-home proceeds. Mortgage payoffs, liens, prorations, taxes, and agreed costs can reduce the amount you receive. Review the settlement statement with escrow before signing.
