What the June 2025 report showed
This article describes a historical reporting period, not current market conditions. The California Association of REALTORS® reported statewide annualized existing single-family home sales of 264,260 in June 2025, up 4.0% from May and down 0.3% from June 2024. The statewide median price was $899,560. Those statewide figures do not establish the value of an individual Bay Area property.
Use local evidence for a current decision
For a sale today, compare recent completed sales of similar homes in your neighborhood. Check condition, size, lot, location, and the date of each sale. Active asking prices show competition; they do not show what a buyer ultimately paid.
Compare the whole sale
Ask for estimates of repair work, marketing expenses, negotiated compensation, carrying costs, and closing costs. Evaluate a direct cash offer alongside an agent’s suggested listing strategy. A lower offer with fewer preparations may suit some owners; wider market exposure may suit others.
Keep your timeline realistic
Tell any prospective buyer about your preferred move date and any title or ownership questions. A proposed date becomes meaningful only when the agreement and closing requirements support it.
