What an off-market sale means
An off-market sale is negotiated without broadly advertising the property through a public listing. It can reduce the work of staging, marketing, and open houses. It also reduces exposure to other potential buyers, so it may produce a lower price.
Privacy has limits
A direct negotiation can mean fewer public photos and showings. It does not make the transaction confidential in every respect: recorded property documents and other transaction information may still be accessible. Ask what information the buyer plans to share.
Cash does not remove every condition
Read the offer for inspection rights, financing arrangements, assignment provisions, and cancellation terms. Ask for proof of funds and identify the actual purchasing entity. Title questions and escrow requirements can still affect closing.
Understand the mortgage treatment
Do not assume selling off-market preserves your mortgage rate or releases you from a loan. A typical sale uses proceeds to pay off secured debt. Any proposal to leave a loan in your name requires independent legal and financial review before you agree.
Compare net proceeds
Request a written breakdown of the proposed price, costs, and estimated payoffs. Compare it with other offers or a listing estimate. The right choice depends on your priorities and the terms you can actually accept.
