Make the first call to your servicer
If payments are becoming difficult, contact the mortgage servicer using the number on your statement. Explain the situation and ask about available assistance, application requirements, and deadlines. You do not need to wait for a buyer’s offer to ask for help.
Organize your information
Gather recent statements, income and expense information, and notices. Keep a record of calls and copies of submissions. Ask for the terms of any proposed arrangement in writing, including how missed amounts would be repaid.
Compare options with an independent adviser
Depending on your circumstances, the discussion may include repayment arrangements, forbearance, modification, or selling. Availability and consequences vary. A HUD-approved housing counselor can help you explore mortgage questions; an attorney can address legal deadlines.
Calculate whether a sale would work
Compare a realistic sale price with current payoff amounts, liens, taxes, prorations, and selling costs. If proceeds would not cover secured debt, additional approvals may be needed. Do not assume a cash sale leaves you with the full offer amount.
Keep working on the mortgage while exploring a buyer
Requesting an offer from Bay Cash Homes does not stop collection or foreclosure activity. Share time-sensitive dates early, and verify any change in a foreclosure schedule with the appropriate parties.
