Act on the notices you receive
Read notices promptly, save copies, and identify any deadlines. Contact your mortgage servicer and seek qualified help rather than relying on a general estimate of how long foreclosure takes.
Discuss keeping the home
Ask the servicer whether a repayment plan, forbearance, or loan modification may be available. Request the application requirements and proposed terms in writing. Approval is not automatic, and missed payments may still need to be repaid.
Discuss selling and other resolutions
If keeping the property is not practical, compare possible sale proceeds with the full amount needed to close. A short sale or other lender arrangement may require approval. A qualified adviser can explain consequences specific to your situation.
Get legal advice before relying on legal remedies
Bankruptcy and other legal proceedings have eligibility rules and significant consequences. A home buyer cannot determine whether those remedies will protect you. Speak with an attorney about available options and timing.
Separate an offer from a completed solution
A cash offer may be worth considering, but it does not guarantee that a purchase will close before an auction. Continue working with your servicer and advisers. Bay Cash Homes can discuss a possible purchase without requiring you to accept an offer.
