Read and keep the notice
A Notice of Default is a serious foreclosure-related document. Keep the notice, envelope, and related correspondence. Check the property, loan, parties, dates, and amounts listed. Do not calculate your remaining time from a general website article.
Contact the mortgage servicer
Use a verified number from your mortgage statement to ask about your account, available assistance, and deadlines. Keep notes and copies of what you submit. Ask how to obtain current reinstatement and payoff figures when relevant.
Get independent help promptly
A housing counselor or California attorney can help assess the notice and your options. The California Courts guide explains the nonjudicial foreclosure process. Eligibility and protections depend on the loan and circumstances; a request for help should not be treated as confirmation that a sale has been postponed.
Evaluate a sale only with the deadlines in view
If selling is an option, confirm ownership authority, title issues, expected proceeds, and whether closing can occur in time. An offer or signed purchase contract alone does not stop foreclosure. Obtain professional guidance and written confirmation of any postponement.
Watch for pressure
Be cautious about promises to stop foreclosure, unexplained fees, or requests to transfer a deed outside a properly reviewed transaction. Bay Cash Homes can discuss purchasing the property; independent advisers should assess your mortgage and legal rights.
